Site management is not watching. It is deciding while the work goes on, in a way that keeps programme, quality and cost together.

Coordinating the trades

We put the contractors into an order that holds, and tell each one in advance what it will find when it arrives. The cost nobody budgeted for arises between two trades, not inside one.

We keep the programme current, review variations and invoices on their merits, prepare the handover and follow open points until they are closed.

02Stages

From tender to handover

Four stages, and each one asks for a different kind of attention.

    Tender and preparation

    We go through the quotations, close the gaps in the scopes and agree with you who owes what. The first programme grows out of those commitments.

  2. 02

    Structural works

    Foundations, walls, slabs, reinforcement. More disappears behind concrete and masonry in this stage than in any other, which is why most site visits fall here.

  3. 03

    Fit out and services

    Roof, windows, pipework, screed, plaster. Now the order matters: one trade too early and another one works twice.

  4. 04

    Handover

    Inspection, record, remaining items, follow up. You receive the documents you will later need towards contractors and authorities.

In practice the stages overlap. The programme records which work is waiting on which, and that is exactly where our site visits sit.

A site visit without a list is a walk. These are the points that most often cost money on a house when nobody checks them.

Structure and roof

Bearings, ring beams and anchorage have to match the roof structure. Settle that only once you are on the roof and the crane is long gone.

Services and screed

Pipework, insulation and edge strips need to be agreed. Otherwise the screed cracks, or the build up height no longer works.

Windows and render

Sealing tape, reveal and render stop decide whether the joint stays tight. Putting that right later takes considerable effort.

What is the difference between site management and supervision?

Supervision checks whether the work follows the drawings and the recognised rules. Site management goes further: it coordinates the contractors, keeps the programme, reviews variations and invoices and prepares the handover. How often do you come to the site?

What does site management cost?

That depends on the scope, the construction period and the number of site visits. A figure without knowing the project would be guesswork. After the first conversation you receive a written proposal setting out the scope.

Are you liable if a contractor works badly?

The contractor carrying out the work is liable for that work. We are liable for our own service, that is, for supervising and coordinating with due care. Professional indemnity insurance is held with VHV Allgemeine Versicherung AG for that purpose.

Can you read structural calculations produced by another office?

We read every structural calculation we need on site and report it when the work departs from it. A formal check of another office calculation is a service in its own right, which we discuss separately.

Do you also work outside Hückelhoven?

Yes, throughout Kreis Heinsberg and beyond it in North Rhine-Westphalia. For Hückelhoven the journey from the office in Wassenberg is particularly short, and with site management that counts directly.
